What is the MLS (Multiple Listing Service)

North Carolina MLS (Multiple Listing Service)

MLS stands for “Multiple Listing Service” and it is a database which allows sharing of information of all property including land, homes, rental and commercial property between real estate brokers who are members belonging to specific geographical MLS “boards” as well as the National Association of Realtors™ (NAR).

There are over 800 multiple listing services nationwide including 66 local MLS boards operating independently in North Carolina. North Carolina MLS boards are each governed privately by their own membership rules and regulations. All MLS boards however, are governed and subject to the rules of the National Association of Realtors™ (NAR). A multiple listing service can be owned and operated by Real Estate Company, regional or county Real Estate Boards, trade associations or Association of Realtors™. Membership is established by Realtors® and brokers belonging to specific boards, allowing them access to data which is shared between members in the specific geographical area where such membership is established. Many boards share data in another form, (reciprocal data-sharing) as well. Even a properly licensed broker cannot place information into certain MLS boards, unless they join and retain a membership as well as adhering to the rules of each association. It is imperative that sellers listing their home for sale by owner in the triangle area of N.C. do so with a company who will ensure accurate flat fee MLS listings in the proper board.

The purpose of the North Carolina MLS is to allow real estate agents working with North Carolina buyers in the Raleigh-Durham or other North Carolina “Triangle” areas, to retrieve specific information for a buyer based on their criteria such as location, price range, features and listing status.
